Real Estate Multi Point Listing & Marketing Program
- NWMLS Listing - Your house
will be Listed in the Northwest Multiple List Service (NWMLS). There is
a great deal of information regarding the features that your house has
to offer that can be included in your Listing. We make sure it is
accurate and complete, so that when buyer agents do a search, your house
will be included. We will include 8-10 photos of your house.
- Approximately 30 High Volume Web Sites
& 64 Additional Sites - You receive a "Showcase
Listing" on Realtor.com, which has over 6 million viewers per month
searching for houses. Additionally, your house is showcased on
30 high-volume Web sites, plus 64 additional sites (including
Windermere, John L Scott, Coldwell Banker, Remax, etc.) where buyers
can request more information about your house. More than 80% of real
estate web sites will have your Listing.
- Professional Services -
You will be represented by 2 Brokers with many, many years of real
estate and marketing experience. When you work with a
different brokerage, you will most likely be working with an agent, and
will never even meet the Broker. Further, contract
negotiation, resolving the inspection contingency, buyer financing
qualification, transaction coordination, title issues, etc. is included
as part of our professional service. We will handle all aspects from
Listing to Closing. We are skilled negotiators at getting you the best
possible terms and price for your house. We have a licensed agent in our
organization that is a transaction coordination specialist, and they
will be in contact with you on a regular basis from contract offer all
the way through to closing. We will also be in contact with you during
the entire process.
- Save on the Listing Commission
- If we provide a buyer with our marketing program, the Listing fee of
1/2% normally paid at Closing is waived. You only pay the selling
office commission. In other words, we are selling your house for free (0%
Listing commission).
- Web Commercial - We will
provide a multimedia audio-visual tour (sometimes referred to as a
virtual tour) of your house in addition to the multiple pictures.
- CMA Overview - Current
data on active Listings, Pending Sales and Closed sales to assist you
in setting a price for your house.
- Staging your House to Sell
- We will review your house with you and point out the items that need to be
addressed to ensure your house sells for its highest value. A properly
staged house for showings will aid in a quicker sale, and assist in
achieving top dollar.
- Buyer Broadcast & Email Campaign
- We receive buyer registrations on a regular basis. Anytime a new
buyer requests more information about your house from one of our web
sites, we email them your Listing and financing information. As soon as
your house is Listed, we broadcast your Listing to our Buyers who we
currently have registered on our web sites. This tool will give your
Listing immediate exposure to buyers.
- Lockbox - We will provide
an MLS lockbox.
- Flyer – We will provide
you, by email, with a PDF of our standard flyer, which includes financing
options for buyers. We also provide a flyer box next to our sign. You
are free to print out or copy as many flyers as you desire. You can
place the flyers outside in the flyer box, inside the house, or hand them out
to friends and associates.
- We Offer to Sell the Buyer's House for
Free - You get a huge marketing advantage over other
sellers in your area. When a buyer is not working with another agent,
and they purchase your house through our marketing program, we sell their
current house for free. We market your house advertising this fact.
Because the buyer is going to save money on the sale of their house, they
are better positioned to make a stronger offer on your house. In most
instances, this will not delay your closing. We arrange for a lender to
provide a bridge loan that allows the buyer of your house to close the
transaction, while we are marketing the sale of the buyer's existing
house. Of course, if you purchase any house (from the MLS, new
construction or For Sale by Owner) using RSVP Real Estate as your
buyer’s agent, we will also sell your house for free.
- Professional Sign - A
professional realtor sign designed by our graphic artist.
- Relocation Campaign - We
are part of a relocation network of over 7,000 Agents nationwide.
Agents from other parts of the country, who are interested in King, Snohomish, Pierce and
Thurston County communities, send their buyer relocation
referrals to us.
- Pre-qualified Buyers -
Immediate access to a qualified mortgage broker, who will work with you
to get a buyer qualified to purchase your house.
- Contracts & Forms
- All of the necessary forms including the Seller Disclosure (Form 17)
required by the state as well as a Purchase and Sale Agreements,
Special Stipulations, Contingencies, Addendums etc. are provided.
- Consultation - We are
available for consultation 7 days a week regarding the strategy or
questions and guidance associated with the sale of your house.
- Updates on Activity in your Area
- During the Listing period, we will keep you informed of any new
Listings in your subdivision or area within a 5-mile radius that come
on the market. This way, you can keep track of your competition.
- Buyer Showings – We are
available to show your house to a buyer who is not working with an
agent.
- School Reports - You have
available, at your request, a detailed school report for the elementary,
middle, and high school that you can share with buyers. School reports
are frequently at the top of the list of information requested by
buyers.
- Changes to your Listing -
We will update the NWMLS with any changes you wish to make at no charge
to you. That includes a change of price, agent bonus, etc.
- Unlimited Listing Period –
We will continue to market your house until it is sold.
- Neighborhood Mailing – We will do a mailing in your neighborhood
informing all that your house is available, with details regarding your
house.
